Title: Quantity Surveyor/Project Manager

Reports to: Head of Franchising Operations

% Travel Required: Frequent

Job Purpose

The Quantity Surveyor/Project Manager is responsible for overseeing the pricing and delivery of refurbishment and construction projects across the Supermac's estate in an efficient and cost-effective manner. The role works cross-functionally across Operations, Finance, HR, IT, Service and Maintenance to price, order, install and oversee snag lists associated with project builds and refurbishments, reporting to the Head of Franchising Operations.

The Job

Oversees pricing and cost control of refurbishment and new-build construction projects across the Supermac's estate

Prepares accurate cost estimates, budgets and bills of quantities for projects prior to commencement

Manages the tendering process, including preparing tender documentation, evaluating contractor quotes and awarding contracts

Project manages refurbishment and construction builds from initial pricing through to completion, ensuring projects are delivered on time, on budget and to specification

Works cross-functionally with Operations, Finance, HR, IT, Service and Maintenance teams to coordinate project requirements, ordering and installation

Places and tracks orders for materials, equipment and services required for each project

Oversees on-site installation, coordinating contractors, suppliers and internal teams to ensure works are carried out to standard

Compiles, manages and closes out snag lists for each project, ensuring all defects are resolved before sign-off

Monitors project costs against budget, identifying and reporting variances, and implementing cost-control measures where required

Prepares valuations, interim payment certificates and final accounts for contractors and suppliers

Ensures all projects comply with relevant building regulations, health and safety legislation, and company standards

Maintains accurate project records, drawings, contracts and documentation for each site

Reports project progress, costs and risks to the Head of Franchising Operations and other stakeholders as required

Liaises with architects, engineers, contractors and other external professionals as required

Person Specification

Degree in Quantity Surveying, Construction Management or a related discipline — essential

Minimum 3-5 years' post-qualification experience in a quantity surveying or project management role, ideally within retail, hospitality or multi-site construction/refurbishment — essential

Membership of the Society of Chartered Surveyors Ireland (SCSI), or working towards same — desirable

Strong understanding of cost planning, tendering, procurement and contract administration

Ability to work cross-functionally across Operations, Finance, Service and Maintenance

Excellent organisational skills, able to manage multiple projects concurrently and meet deadlines

Full clean driving licence, with willingness to travel frequently across the estate

Proficient in Microsoft Office (Excel, Project) and quantity surveying/estimating software

Key Indicators

Delivers refurbishment and construction projects across the Supermac's estate on time, on budget and to specification. Provides accurate, timely cost information and keeps stakeholders informed of progress, risks and variances. Coordinates effectively across Operations, Finance, HR, IT, Service and Maintenance to ensure smooth project delivery from pricing through to snag closure. Builds strong working relationships with contractors, suppliers and internal teams. Communicates clearly with the Head of Franchising Operations on progress, priorities and issues, and demonstrates sound commercial judgement in managing project costs.
